This parcel is an integral part to the furthering of the revitalization of downtown Bay Shore.

The Town of Islip's comprehensive plan seeks to ensure the future economic development is directed to existing centers. Downtown infill should contain a highly diverse housing stock in terms of types and price levels. It should be focused on a compact central core containing a mix of commercial and institutional uses that are ties to a network of multimodal transportation options.

With two major hospitals, Southside Hospital to the east and Good Samaritan Hospital to the west, downtown Main Street acts as a "Medical Corridor" for hundreds of doctors who maintain their offices and staffs in Bay Shore.
