Click here for Press Release PDF (1/24/2006). 1/24/2006 For Immediate Release PACE COVE, a new 58 unit condominium complex will be constructed at the corner of Maple Avenue and Gibson Street in the heart of downtown Bayshore, fulfilling the community’s goals for a true renaissance. Eleven Maple Avenue Associates, LLC., breaks ground on PACE COVE, a new 58 unit condominium complex to be constructed at the corner of Maple Avenue and Gibson Street in Bayshore. Prominently situated at the gateway to Fire Island, Pace Cove will serve as the portal to the Bayshore’s downtown business district for visitors returning from Fire Island. The fully landscaped site, with its decorative lampposts, will accommodate 100 parking spaces for Pace Cove residents and 90 newly paved parking spaces for the downtown business district. In keeping with the richness of the surrounding buildings, working with partner Frank Edwards, architect Stephan Ray Fellman designed the complex to emulate the “New England” style of architecture which complements the beautiful Victorian style homes that line Maple Avenue. The 58 units of Pace Cove will each contain 2 bedrooms and 2 bathrooms and will range in size from 1,000 square feet to 1,200 square feet with tall ceilings and high quality finishes. Pace Cove will also feature 22 duplex units with master suites. John Pace comments, “Our plan is to continue the efforts of Islip Town and realize their dream for an overall revitalization of the downtown area. We recognize the beauty and charm of the neighborhood and plan to create a home site that will enhance the community, build on its existing architectural style and develop a property that, by completion, will appear to have been a part of the community for decades.” Lisa Pace adds, “From the initiation of this project, it was essential to all of us that this building recaptures the glory days of Dr. King’s hospital. We view him as a Bayshore visionary and intend to continue our relationship with the Bayshore Chamber of Commerce to build on his plan for a vibrant and active downtown community.” The Pace Family has been developing real estate in Suffolk County for over 45 years and is best known for the residential communities Pace Landings in West Islip and Fairway Manor in Bayport. Frank Pace III said, “Our family has been developing real estate since my grandfather moved to the area more than 60 years ago. My Uncle John, brother, sisters and cousins continue his tradition, having pooled our experience and love for the area to create Pace Cove with our partners, Frank Edwards and Richard Aquino.” Dr. George S. King opened a small hospital at the location in 1918 to service the blossoming Bayshore Community and surrounding neighborhoods. The downtown area and the local communities benefited from the services of Dr. King’s hospital until 1963 when the building was progressively converted into single room occupancy units. Over time the building was neglected and became a blemish in the downtown area. As the downtown Bayshore community has gone through a renaissance, the corner of Maple Avenue and Gibson Street has become a blight in the revival plan. Attorney Lisa M. Pace coordinated the necessary zoning changes from the Business 1 designation to the Downtown Development designation. The project has been praised by the local business community and the Bayshore Chamber of Commerce. Former town board member Brian Ferruggiari called it “one of the final pieces of a puzzle for the total revitalization of Bayshore.”
